A BETTER WAY OF LIFE IN PLAI LAEM Hikaru Garden is a one-off collection of seven detached, Japanese-inspired villas arranged around a communal 5×12-metre pool and tropical gardens, on a single private, gated site in Plai Laem. There are no high walls or heavy electric gates between homes — just a low-key, car-light community a short walk from the beach. It sits in a peaceful village setting on the north-east side of Koh Samui, roughly 450 metres (about a six-minute walk) from a sunset-facing beach, with cafés and shops nearby and Choeng Mon, Big Buddha, the Bophut and Bangrak piers, Fisherman's Village and the airport all a short drive away — clear of the Chaweng traffic. THE HOUSE Each villa offers 142 m² of living space over two floors. The ground floor is open-plan — a lounge and diner with floor-to-ceiling sliding doors onto the garden terrace, a custom fitted kitchen (integrated dishwasher, four-ring gas hob, oven, extractor and a large fridge-freezer), a study/nook and a downstairs WC, opening to a 4.8 m² patio. Upstairs are three bedrooms and the option to configure instead as two en-suite master bedrooms: the master has a Romeo-and-Juliet balcony over the pool and garden and his-and-hers vanities, while bedrooms two and three are equal in size and share a large communal bathroom. Homes are handed over unfurnished but with the kitchen fully fitted and bathrooms complete with vanity units and mirrors. Design touches — shoji screens, timber-effect slatting and a quiet material palette — are drawn from Japanese architecture and suited to tropical living. OWNERSHIP & LEGAL STRUCTURE The villas are sold on a 30-year registered leasehold: you own the house in your own name and lease the land beneath it. The land is valued at 6,000 THB per month and is prepaid within the ฿7.9M purchase price — there is no separate ongoing land rent to pay. Each villa has its own government (PEA) electricity meter at the standard rate plus 1 THB per unit, and water is drawn from a deep well, free to owners under normal use. A monthly maintenance charge of 4,750 THB per villa covers pool cleaning, gardening, refuse removal and common-area lighting. The gated site has CCTV and a designated parking space per villa (with optional EV charging as an extra), plus motorbike parking. The developer also indicates a rental-income potential of around 75,000 THB per month. PAYMENT SCHEDULE • 100,000 THB reservation fee • 50% on contract signing • 20% on completion of the roof structure • 20% on completion of the block work • 10% on villa completion (less the reservation fee already paid) AVAILABILITY & THE BUILDER Phase One comprises four villas at ฿7.9M, of which two are now reserved — two remain at this price; the final three villas release as Phase Two at a higher price. Construction is under way, with the first villa due to complete in early October 2026. Hikaru Garden is built by a hands-on, family-run team based on Koh Samui with more than twenty years on the island and forty-four completed homes behind them.
